1) Do you have enough cash for the purchase and closing costs?
2) What's your monthly budget for a mortgage payment?
3) Have you spoke to a trust worthy lender? Get pre-approved first.

1) You can know WHICH homes are in your budget and HOW much you qualify for.
2) You can strategize the right payment for yourself
3) Find out how much money you will need down and if you will need any reserves in the bank at closing
4) You'll find out what rates are available and learn about any possible buyer programs
As you start house shopping you will find that many times there are multiple offers especially on the best houses. More than ever finding a home in this market requires patience and time. The more prepared you are when you starting looking the better chance you have of making an offer on the home you want.
